single-family homes for 33 years.  CAM's supervise
property maintenance and the upkeep of facilities and amenities for communities.  CAM's also oversee the financial management and budgeting process, which includes bidding out large projects, vetting the contractors, and assisting the Boards with the final decision.
Over the years I've seen it all:  From a slow leak under the sink that caused minor damage and a high water bill, to a backed up plumbing or A/C line that flooded the unit and caused major mold and mildew issues because it sat unnoticed for months.  In multi-story buildings, water leaks can also effect adjacent units.  In each case, the damage could have been mitigated if the issue had been identified sooner.
